These terms govern every reservation made directly with Croatia Vacations. Reading them before you book is important — they explain your rights, our obligations, how money works, and what happens if plans change. By completing a reservation, you confirm that you have read and accepted everything here on behalf of yourself and everyone in your group.

We are reachable by phone, email, WhatsApp, and live chat. Written notices sent to [email protected] are treated as formal written communication under these terms.
The person placing the reservation is the Lead Guest. This individual must be at least 18 years old and, by completing the booking, confirms that they:
Where a property carries a higher minimum age restriction, this will be stated on the listing. In such cases, the Lead Guest confirms that all group members meet that requirement.
Reservations can be initiated in any of the following ways:
Instant booking: Confirmation is issued automatically. You will receive a system-generated confirmation followed by a personalised email from our team attaching your Reservation Summary, typically within 12 hours.
Request-to-book: We assess your request and respond within 24 hours. If accepted, we process the applicable payment and issue your Reservation Summary.
Enquiry-based bookings: We respond promptly, discuss your requirements, and — where relevant — suggest suitable properties. Once you have selected a property, we send a payment link. Your reservation is confirmed when payment is received and your Reservation Summary is issued.
Your contract with us comes into existence the moment your Reservation Summary is sent. No reservation exists before that point.
Check your Reservation Summary as soon as you receive it. It sets out everything material to your stay: the property, dates, guest numbers, total price, and payment schedule. If anything is incorrect, contact us immediately — errors become harder to fix the closer you get to arrival.
Each reservation is assigned a unique reference number. Please use it in all correspondence with us.
You are responsible for selecting a property that suits your group. Property descriptions, photos, house rules, and local area information are all available on each listing page. If you have specific requirements — accessibility needs, group composition, intended activities — let us know before booking so we can advise properly.
Tell us the correct composition of your group at the time of booking: number of adults (18+), teenagers (12–17), and children (11 and under). If this changes before arrival, update us promptly.
On arrival, every guest must present a valid passport or EU ID card. This is required under Croatian law for the mandatory registration of all visitors staying at a property. Only registered guests may use the property, its facilities, and outdoor areas. If you wish to host visitors who are not staying overnight, written approval from us is required in advance.
These terms apply exclusively to reservations made directly with Croatia Vacations or through an authorised travel agent. If you booked via Airbnb, Booking.com, or any other third-party platform, that platform's own terms govern your reservation and these terms do not apply.
All prices on our website are quoted in US Dollars (USD). The total price confirmed in your Reservation Summary is the binding amount. It includes:
Prices shown in other currencies are for reference only and may fluctuate. The USD figure always governs.
Some situations attract additional fees that are not included in the base price — for example, bringing a pet or hosting a permitted event. These will be communicated to you before they are added, and your agreement will always be sought first.
We accept:
Cash payment availability is indicated on each property's listing page. Because Croatian law requires that cash transactions within Croatia are conducted in Euro, we cannot accept USD in cash on-site. Where cash on arrival applies, the EUR amount will be determined using the European Central Bank reference rate published on the day of your arrival. We bear no responsibility for exchange rate movements between booking and arrival.
We are not responsible for currency conversion fees or charges levied by your bank or card issuer.

Your Reservation Summary will confirm the exact balance amount and due date. We will send a reminder before the balance falls due. If the balance is not received by the due date, we reserve the right to release your reservation and retain the deposit.
For properties with a cash-on-arrival option, the payment schedule and amounts will be specified on the listing page and confirmed in your Reservation Summary.
We work hard to keep pricing accurate. On the rare occasion that an error occurs:
The price confirmed in your Reservation Summary will not increase after booking, except in the case of a pricing error or a change you request that affects the price.
If you initiate a chargeback or payment dispute, we ask that you contact us first. Many issues can be resolved quickly and without the need for formal disputes. We will contest chargebacks that we consider unjustified — including those related to correctly applied cancellation charges, or disputes raised without prior contact with us — and reserve the right to recover any reversed amounts along with associated costs.
Standard check-in is from 16:00 on the day of arrival. Early check-in may be available depending on the property and prior occupancy — please enquire in advance. We will send you full arrival instructions, access details, and property-specific information before your stay.
Standard check-out is by 10:00 on the day of departure. Late check-out may be available on request and is subject to the property's availability on that day. Overstaying without agreement may result in an additional night's charge.
Some properties have different check-in and check-out times, which will be stated on the listing page and confirmed in your pre-arrival information. The times stated there take precedence over the standard times above.
Submit any change requests in writing as early as possible. We will let you know whether the change is possible and what, if any, price adjustment applies. If a change is not possible, your reservation continues as originally booked — or you may cancel, in which case Part F applies.
Reducing your group size does not entitle you to a price reduction or refund. Increasing it is possible up to the maximum occupancy stated on the listing, at no extra charge. Your group must always include at least one adult — if the only adult on a booking is removed, the reservation becomes invalid and is treated as a cancellation under Part F.
You may request to shift your reservation to different dates at the same property within the same calendar year, for the same number of nights, provided the request reaches us at least 45 days before your original arrival date. We will check availability and confirm any price difference.
Switching to a different property is treated as a cancellation of the original reservation (see Part F) and a fresh booking for the new one.
You may transfer your reservation to another person, provided they accept these terms in full and meet all applicable requirements. We reserve the right to decline transfers where we consider the property unsuitable for the transferee. Transfers that do not meet these conditions are treated as cancellations under Part F.
You may cancel at any time before your arrival date. All cancellation requests must be submitted in writing by the Lead Guest to [email protected]. The cancellation takes effect when we acknowledge receipt.
Cancellation charges are based on the accommodation price only (nightly rates). Cleaning fees, tourist taxes, pet fees, event fees, and any other supplementary charges are refunded in full, regardless of when you cancel.

Whether any portion of the deposit is held as credit toward a future booking depends on the individual property. This will be stated on the listing page. Where a deposit credit applies, it is personal to the Lead Guest, valid for the period stated on the listing, and can be applied toward any available property in our portfolio during that period.
EU consumer law provides a 14-day right of withdrawal for many online purchases, but this right explicitly does not apply to accommodation bookings. Once your reservation is confirmed, these cancellation terms apply from day one.
Refunds are processed within 5 business days of the cancellation being confirmed, via the original payment method.
Cancellation can happen for reasons outside anyone's control. A comprehensive travel insurance policy — ideally arranged at the time of booking — can cover cancellation costs, medical emergencies, personal liability, loss of belongings, and more. If your insurer requires documentation, we can provide a cancellation invoice on request.
If your balance payment is not received by the due date shown on your Reservation Summary, we may cancel your reservation and retain the deposit.
If the number of guests at the property exceeds the figure on your Reservation Summary and the property's permitted maximum occupancy, we reserve the right to end your stay immediately.
If we need to cancel or significantly change your reservation due to events outside our control (see Part J) or other genuinely exceptional circumstances:
Cancellation: We will refund every payment you have made to us in full. We will not be liable for travel costs, insurance premiums, or any other losses you have incurred.
Significant changes (such as a date shift or property substitution): We will notify you as soon as possible and offer you three options — accept the change, accept an alternative we propose, or cancel for a full refund. If you do not respond within 5 days, we will issue a full refund and close the reservation.
You and your group are guests in someone's home. You are expected to treat the property, its contents, outdoor areas, and neighbours with genuine respect. Any damage caused by you or anyone in your group — invited or not — is your financial responsibility.
Damage identified during your stay must be settled before departure. Damage discovered after your departure will be notified to you in writing within 7 days, with supporting evidence, and must be settled within 7 days of that notification. We reserve the right to pursue recovery through legal means if payment is not made, and all associated costs will be added to the amount owed.
Every property has specific house rules listed under the Booking Policies section of its listing page. A more detailed guidebook will be sent to you before arrival. Both are part of your agreement with us and must be followed.
Hosting any event at the property — whether a private celebration, a retreat, a workshop, or any other organised gathering — requires our written consent before it takes place. Commercial photography or videography likewise requires prior written approval. Proceeding without consent may result in immediate termination of your stay and liability for losses caused.
Lock up properly. Close windows and shutters when you leave or sleep. Use any safe provided for valuables. Failing to take reasonable precautions not only puts you at risk — it may also affect your ability to claim on your insurance and could make you liable for losses that result.
Ensuring that every member of your group holds the right documents for entry into Croatia — valid passports, visas if required, and any health documentation — is entirely your responsibility. Requirements can change. Check with the relevant embassy or consulate before you travel. We are not liable for any losses arising from your failure to comply with entry requirements.
If the conduct of anyone in your group causes damage, serious disturbance, or danger to others — whether at the property or in the surrounding area — we reserve the right to end the stay immediately without refund. You are responsible for the behaviour of every person you invite to the property, whether or not they are registered guests.
Tell us immediately — by phone or email, whichever is faster. We need the opportunity to put things right while you are there. Issues that are only raised after departure are significantly harder to resolve.
Post-departure complaints must reach us within 10 days of your return. Send them to [email protected]. We will acknowledge within 5 business days and provide a substantive response as soon as our investigation is complete. Complex cases involving multiple parties may take longer.
We are responsible for exercising reasonable care and skill in curating and presenting our property portfolio. We are not the owner or operator of the properties themselves and are not liable for events that occur during your stay unless they result directly from our own negligence or a material breach of contract on our part.

Nothing here limits our liability for death or personal injury caused by our negligence, or for fraud.
The European Commission provides an online dispute resolution platform at ec.europa.eu/consumers/odr. We are required to make you aware of it, though we encourage direct contact with us in the first instance.
We are not liable for any failure or delay in fulfilling our obligations caused by circumstances genuinely outside our control, where the impact could not have been avoided through reasonable precautions. This includes — but is not limited to — armed conflict, civil disorder, acts of terrorism, natural disasters, pandemics, severe weather events, strikes, government-imposed travel restrictions, and infrastructure failures affecting airports or transport networks.
In such circumstances, we will communicate with you as quickly as possible and work toward a fair outcome. Our financial obligations in these situations are governed by Part G of these terms.
Our properties are managed in accordance with Croatian health and safety regulations, which may differ from those in your home country. We carry out regular property audits. Before and during your stay, you are responsible for familiarising yourself with the property's specific safety features as described in the guidebook.
Pools and hot tubs are associated with real risks. Before anyone enters a pool:
Neither we nor the property owner accept liability for injury or death arising from pool or hot tub use, except where liability cannot be excluded by law.
Property grounds may be unfenced and may include uneven terrain, drops, steps, or other natural hazards. Children must be supervised at all times outdoors. Take reasonable care and read any guidance provided.
Some properties feature balconies, roof terraces, or elevated outdoor areas that may involve steep or narrow access. These may be unsuitable for guests with limited mobility. Children must not be left unsupervised near edges or railings.
A security deposit applies to every reservation. The amount and method of collection vary by property and are stated on the listing page.
Where collected by card pre-authorisation, we will send you a secure link no later than 7 days before arrival; this must be completed at least 48 hours before check-in. No charge is made unless a valid claim arises.
Claims will be notified to you within 7 days of departure with supporting documentation. If there is no claim, the pre-authorisation will be released within 7 days of departure.
If damage costs exceed the deposit amount, you agree to cover the difference within 7 days of written notification.
Pets are welcome only at properties explicitly designated as such on the listing page ("Pets welcome" or "Pets on request"). Written approval is required in every case — regardless of the designation — and must be obtained before arrival. Approval covers specific animals: type, number, and any other relevant details. Our Pet Policy and any applicable supplement will be confirmed at that stage.
Arriving with a pet without written approval, without agreeing to the Pet Policy, or without paying the applicable supplement entitles us to refuse entry or terminate the stay immediately. No refund applies in such cases.
Many of our properties sit in natural surroundings. Encounters with insects (wasps, mosquitoes, ants, spiders, scorpions), reptiles, and small mammals are common and are part of the environment. Keep food stored and cleared away promptly, keep windows and doors closed where practical, and do not intentionally feed animals. If you or any guest has a known allergy to any common environmental factor, tell us before booking.
The area surrounding any property can change — due to construction, natural events, or actions by third parties — in ways that are outside our control. We are not liable for such changes, whether they occur before your arrival or during your stay.
Please be considerate of neighbours and the local community at all times. Excessive noise — including from pets, music, or gatherings — is not acceptable. We are not responsible for noise arising from outside the property boundary.
We may update these terms from time to time. The version in effect at the time your reservation is confirmed is the one that governs your booking. Updates will be published on our website.
We may assign our rights and obligations to another entity, for example in the event of a business restructuring. We will notify you if this happens and ensure your rights are unaffected. You may not transfer your rights under this contract without our written agreement.
If any part of these terms is found to be invalid or unenforceable, that part is removed and the rest remains fully in force.
If we do not enforce a right under these terms at a particular time, that does not mean we have given it up. We may still enforce it later.
These terms are governed by Croatian law. Any dispute arising from them shall be subject to the exclusive jurisdiction of the courts of Varaždin, Croatia.
These terms are written in English. In any dispute over interpretation, the English version prevails over any translation.
